Tax rates are per $100 assessed value, FY2026-27, combining county, town and (where it applies) fire district rates from the NC Department of Revenue county rate table and county/town rate documents linked on each builder page. Yearly tax example is simple math (rate × $4,000). HOA dues are what builders publish; only 35 of 142 communities we checked list dues (checked Oct 28, 2026). Ask about one-time capital contributions too.

Questions answered from our data
How much are HOA fees in new Triangle communities?
Where builders publish dues, they range from $42 to $269 per month in our data.
How is property tax calculated on a new home in NC?
Assessed value ÷ 100 × the combined county, town and fire district rate. New homes are often assessed on the land only until the house is complete, so the first bill can be lower than later ones.
